On average, a Stone Martin home takes approximately 5–7 months from the start of construction to completion, though timelines may vary. Yes. Our Build on Your Land program allows buyers to build a Stone Martin home on eligible land they already own or are planning to purchase. Available floorplans, site requirements, and build locations may vary by market. Explore our Build on Your Land program to learn more.

At the time of contract, you'll need to submit your client's pre-approval letter along with the builder deposit. Deposits are paid through Stone Martin Builders' online payment portal.

The required deposit is based on the total purchase price of the home, including the base price, lot premium (if applicable), and any selected options.

Builder Deposit Schedule

• $1 – $350,000: $2,500 deposit

• $350,001 – $500,000: $3,500 deposit

• $500,001 and above: $5,000 deposit

• Cash Purchases: $10,000 deposit

• Any Contingent Purchase: $5,000 deposit

• If your client is purchasing a spec home with a contingency, the contingent property must already be under contract before the offer can be submitted.

For both presales and spec homes, the builder deposit is based on the total purchase price, including:

• Base home price

• Lot premium (if applicable)

Each floorplan has an option cap established by Stone Martin Builders. If your client's selections, excluding the lot premium, exceed that cap, the amount over the cap must be paid in full within five days of executing the final contract. If the contract has a contingency, all options must be paid for in full.

For contingent buyers:

• A $5,000 builder deposit is required.

• For a presale, a copy of the signed listing agreement and MLS listing must be submitted with the contract.

• For a spec home, the contingent property must already be under contract before the offer can be submitted.

• Any options must be paid in full within five days of contract execution, there is no option cap with a contingent contract.

• A final Closing Disclosure will be required once the contingent home sells so the contingency can be removed.
  

Yes, all Stone Martin Builders homes must be purchased using the Stone Martin Builders contract package. Our contracts are designed specifically for our homes and processes, helping ensure a smooth transaction for you and your client. Please discuss any questions regarding the contract with your Sales Professional prior to contract submission. We are always happy to send over sample contract documents to review.
